Windsor Leesburg is a full-floor amenity transformation that the National Apartment Association named its 2026 Major Rehab Community of the Year, the highest national honor for a renovated apartment community. Design by DuBois led the interior design and FF&E for Windsor Communities and GID, turning a dated, underused amenity level into one of the strongest repositioning stories in the country.
The community sits in the Village at Leesburg, Virginia, walkable to its shops and restaurants, but the amenity floor no longer matched the lifestyle just outside its doors. Spaces were dated and compartmentalized, entire rooms sat unused, and the corridors were so dark that most residents never realized the amenities were down there. We were brought in to rethink the entire resident experience as one connected, hospitality-grade environment, and to make every square foot earn its place.
The work went well beyond finishes. We combined forgotten and underused rooms and gave each a real purpose, designed around the large structural columns running through the floor rather than fighting them, and resolved an existing step-down with a safe, intentional ADA transition. Wide-plank white oak runs throughout, a reworked fireplace in modern materials anchors the lobby, and charcoal-framed bypass glass brings both light and security to the spaces that need them. Custom artwork commissioned for the residential building lobbies, layered furnishings, and a refreshed paint program tie the community together with a clear sense of place.

The arrival shed its chunky, closed-off feel and opened into a bright, welcoming first impression. White oak runs wall to wall, the fireplace is reworked in modern materials, and the room is designed around its existing columns so they read as architecture, not obstacles.
A seating area once left open to the lobby became a private, fob-controlled club room residents can reserve for anything from a morning coffee to a private party, anchored by a full kitchenette.
Two never-used amenity rooms and the original gym were combined into one expansive, light-filled fitness center, with room for a full equipment set and easy movement. The step-down between the original spaces became a safe, intentional ADA transition.
The corridors residents once overlooked now read open and inviting, and the small, awkward pockets along the way became quiet co-working nooks for residents working from home.
Charcoal-framed bypass glass keeps the leasing office open and inviting during business hours and securely locked after, while comfortable seating and technology give prospective residents easy access to what they need.
Outside, a second pergola and several new seating zones put the community's large pool deck to work, with shaded lounges and gathering spots throughout.
Residents responded before the work was even finished. The completed renovation reintroduced Windsor Leesburg to its market and earned the industry's top national recognition for major rehabilitation, judged on resident service, renovation success, and financial performance. It is exactly the kind of outcome we design for: amenity space treated as a capital decision, delivered with the artistry of the finest private interiors.
